Where the budget moves

Tile and glass

Tile area and layout drive labour. Full-height walls, niches and linear drains add time. Custom glass is a meaningful line item.

Plumbing layout

Keeping fixtures on the same wall saves money. Moving drains or adding a second vanity touches framing, venting and finishes.

Waterproofing and ventilation

Use a tested shower system and a quiet fan ducted to exterior. Skipping either is how future repairs happen.

Heated floors

Comfort upgrade that adds materials, electrical time and a thermostat. Typical Vancouver installs run about $1,500–$3,000 for an average bathroom, with heating elements themselves commonly ~$8–$15 per sq ft before labour.

Lock tile, fixtures and glass early. Long-lead items are the number one schedule risk.


Permits: when you need them

In Vancouver, permits are required when you move or alter plumbing, electrical or gas, and for structural repairs or wall changes. Most full bathrooms trigger at least plumbing and electrical permits. Check the City page and plan accordingly.

  • Use a quiet, properly ducted fan. It protects the investment.

  • Order glass after tile is complete and measured.

  • Carry a 10–15% contingency. Heritage homes or full re-layouts deserve 15–20%.
